Prices are not moving the same way across the Primary market

By Erika Spears
Real estate, Primary market

The National Association of Realtors put existing-home prices up just 1.3% in September 2026 across the country. That number hides a wide split inside this market. The Real Estate Data Aggregator counted 722 homes sold across the Primary market in the three months ending August 31, 2026. But the price story is different in every ZIP code.

The split that changes everything

ZIP 37204 saw its median sale price rise 31.2%, according to the Real Estate Data Aggregator. ZIP 37208 saw its median sale price fall 12.2% over the same period. That is a 43-point swing between two parts of the same market. Knowing which side you are on matters before you set a price or make an offer.

Where prices rose

The Real Estate Data Aggregator put the median sale price in ZIP 37204 at $1,225,000, up 31.2% from a year before. Sales there rose 40% at the same time. Months of supply fell 1.1 months, to 4.9 months. That is a tighter market with more buyers competing.

ZIP 37203 also moved up. The Real Estate Data Aggregator counted a median sale price of $702,500, up 18.6%. Homes sold there rose 7%. The share of homes going under contract within two weeks climbed 6.4 points, to 17.4%. Not every home sold fast, but the direction is clear.

ZIP 37212 added 11% in median sale price, reaching $905,000, per the Real Estate Data Aggregator. Days on market stretched 7 days longer than a year ago, so buyers are taking a little more time. Still, more than 1 in 4 homes there went under contract within two weeks.

Where prices slipped

ZIP 37208 is the sharpest case. The Real Estate Data Aggregator put the median sale price there at $480,000, down 12.2%. More homes are for sale, up 4.2% from a year ago, and months of supply sits at 9 months. That gives buyers more room. Sellers there need to price carefully.

ZIP 37205 saw its median sale price dip 4.5%, to $1,155,000, per the Real Estate Data Aggregator. Days on market grew 14 days longer. New listings fell 12.1%, so supply is thinning even as prices ease. That is a mixed signal worth watching.

ZIP 37209 was nearly flat, down 0.3% to $618,000, per the Real Estate Data Aggregator. Sales fell 5.8% and pending sales dropped 13.1%. That slowdown in demand is worth noting if you own there.

Supply tells part of the story

Months of supply shows how long it would take to sell every home listed, at the current pace. Lower means tighter. The Real Estate Data Aggregator found 4.9 months in ZIP 37204 and 4.6 months in ZIP 37205. ZIP 37203 sits at 11.8 months and ZIP 37201 at 17.1 months. More supply means sellers face more competition.

What the wider market is doing

Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 15, 2026. That is a cost every buyer is carrying. The National Association of Realtors counted 1.60 million homes for sale nationally in September 2026, the most in some time. More supply nationally, and a higher rate, puts more weight on local pricing.

A note on ZIP 37201

  1. The Primary market is not one story.
  2. The Real Estate Data Aggregator shows a 31.2% price rise in ZIP 37204 and a 12.2% drop in ZIP 37208, all in the same three months ending August 31, 2026.
