Primary market has more choices, but one part is still moving fast

The one fact that changes what you should do right now: inventory is up across Nashville, but speed is not equal. The Real Estate Data Aggregator counted 1,585 homes for sale across the primary market in the three months ending August 31, 2026. More choices sounds good for buyers. For sellers, it means pricing and presentation matter more than ever.

The National Association of Realtors counted 1.60 million homes for sale nationally in September 2026. That wider supply picture shows up here too. But not every ZIP code in Nashville is the same story.

One ZIP is still moving fast

In 37208, the Real Estate Data Aggregator found that 29.2% of homes went under contract within two weeks of listing. That is the highest rate of any ZIP in this market for the three months ending August 31, 2026. It is also up 8.7 points from the same period a year before. That is a real shift.

That speed comes even though the median sale price in 37208 dipped. The Real Estate Data Aggregator put it at $480,000, down 12.2% from a year before. Prices fell, but demand held. That tells you buyers in 37208 are price-sensitive and ready to move when the number looks right.

37205 was close behind at 28.4%, per the Real Estate Data Aggregator. 37209 came in at 27.2%. At the other end, 37201 saw just 12.5% go under contract that fast. One market, very different speeds.

Prices tell a split story too

In 37204, the Real Estate Data Aggregator put the median sale price at $1,225,000, up 31.2% from a year before. That is the biggest price jump in the market. Homes there sold in a median of 71 days, 9 days faster than a year ago. Sales were up 40% year over year. That is a lot of activity at the top of the price range.

In 37205, the median dipped 4.5% to $1,155,000, per the Real Estate Data Aggregator. Days on market crept up 14 days to 72. Not every part of the market got faster. Sellers there need to watch their price carefully.

In 37203, supply jumped sharply. The Real Estate Data Aggregator counted 354 homes for sale, up 43.9% from a year before. Months of supply hit 11.8, up 3 months year over year. Median days on market was 83. That is a slower market, and sellers there are competing with a lot more listings.

What rates mean for buyers right now

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Realtor.com showed an average of 7.40% on the same date. Rates above 7% shape what buyers can afford, and that feeds directly into which price ranges move fastest.

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Prices rose 1.3% year over year. The broader market is moving, just not at the same pace everywhere.
